For those of you who don't know, BEYOND is what we call the "little sister" of OMNIYAT - one of Dubai's most luxurious and reputable developers.


So, when BEYOND announces a new project, you know we're paying attention.


Earlier this month, BEYOND announced a brand new project launch called The Yards - Arancia and the details are looking very good. It's hard to ignore a project like this when it's being developed in one of the fastest growing areas of Dubai, especially when it's done by a reputable developer offering favourable terms. Let's take a look.


Location: City of Arabia (Dubailand, next to Al Barari and Global Village)

Offering: 1 to 3 bedroom residences

Price and Size: 1 Bedroom (Starting 1M AED, 726 sq ft. avg), 2 Bedroom (Starting 2.10M AED, 1179 sq ft. avg), 3 Bedroom (Starting 3.37M AED, 1751 sq ft. avg)

Payment Plan: 40/60 Community: 13 Residential Buildings, 3 Office Buildings, 70% space dedicated to greenery and outdoor living, Mediterranean inspired living Handover: Q1 2029


The project is being launched in phases, with 3 of the 13 buildings being launched June 3rd, 2026. Why is this important? Well, it's incredibly important when it comes time for handover.

We already know that there are going to be an incredible amount of units being handed over within these 13 buildings - imagine if the entire project were to be handed over at the same time? Absolute chaos. Not to mention everyone who purchased one of these as an investment to rent out - with so much competition trying to rent out the same product as you at the same time, chances are slim that you'll get a tenant right away and at a higher price. Controlled handover means controlled inventory.


What else makes this project worth looking into?


Dubailand is one of the fastest growing areas in Dubai right now - you are about 25 minutes inland and about 15 to 20 minutes away from most hotspots and destinations across the city. You can tell an area is going to boom by who is building there and in Dubailand, you currently have Aldar, Binghatti, Majid Al Futtaim and Emaar as major players investing in the area as of summer 2026.


The entry price point is also a big factor. Let's take The Cape at Al Barari as a comparative. Al Barari is known for offering luxury products and the charge for it. That became quite obvious when they launched The Cape in Q1 2026 with 1 Bedrooms starting at 3.4M AED - now compare that to BEYOND at 1M AED. Both developers offering quality, luxury and the lifestyle to go with it.


Now, let's take a look at the payment plan - right away, it's very attractive, offering 40/60. Most developers offer 50/50, 60/40 and even 70/30.


Taking all of these factors into consideration, it's a no-brainer for us.
