Developed by Majid Al Futtaim, the community covers approximately 3 million sqm, with around 3,500 homes planned for roughly 15,000 residents. The centrepiece is Lagoon Al Ghaf, surrounded by beaches, parks, walking routes and cycling trails, while Royal Grammar School Guildford Dubai sits directly within the community.
What makes Tilal Al Ghaf slightly confusing for someone searching for a home is the number of different neighbourhoods. A three-bedroom Elan townhouse and a mansion on Lanai Islands technically share the same community, but they are completely different products aimed at completely different buyers.
Here is how Tilal Al Ghaf actually breaks down.
What is it like to live in Tilal Al Ghaf?
The main appeal is family living.

Tilal Al Ghaf has been planned around parks, pedestrian routes, community pools and the lagoon rather than simply rows of houses. The wider masterplan includes extensive jogging and cycling routes, neighbourhood amenities and retail, with many of the residential clusters having their own pools, parks and recreational facilities.
For families, having Royal Grammar School Guildford Dubai inside the community is a major advantage. School runs are one of the things people underestimate when choosing where to live in Dubai, and having a well-established British curriculum school essentially on your doorstep can significantly change daily life.
The trade-off is location. Tilal Al Ghaf sits further inland than communities such as Dubai Hills or Al Barari, so buyers and renters who regularly commute toward DIFC, Downtown or the coast should test the journey during peak hours rather than relying solely on Google Maps.
Elan: the most accessible way into Tilal Al Ghaf
Property types: 3- and 4-bedroom townhouses
Elan is the easiest place to start when understanding Tilal Al Ghaf. These are modern duplex townhouses designed primarily for families, with community swimming pools, green spaces and fitness facilities.
For renters, Elan is one of the most practical choices because the homes are already established and the product is fairly straightforward. For buyers, it is also one of the more accessible entry points into the wider community.
I would look at Elan primarily as a lifestyle purchase rather than trying to compare it directly with the larger villa neighbourhoods. You are buying into Tilal Al Ghaf at a lower entry point without paying for the space and privacy associated with Harmony or Alaya.
Aura and Aura Gardens: a step up from Elan
Property types: 3- and 4-bedroom townhouses and 4-bedroom Twin Villas
Aura takes the townhouse concept and makes it slightly more premium. The neighbourhood includes 3- and 4-bedroom townhouses alongside larger 4-bedroom Twin Villas, with Sky Suite configurations available in some homes.
For a family who likes Elan but wants more space or a more substantial home, Aura is usually the next place I would look.
The Twin Villas are particularly interesting because they create a middle ground between a townhouse and a fully detached villa. They offer considerably more internal space without moving into the pricing of Harmony.
For renters, Aura is a strong option if budget allows. For buyers, I would pay particular attention to whether you are looking at a townhouse or Twin Villa because the resale buyer pool and long-term positioning are quite different.
Harmony: the core family villa neighbourhood
Property types: 4-, 5- and 6-bedroom detached villas
Harmony is where Tilal Al Ghaf starts feeling like a traditional premium villa community.
The homes are detached, plots are larger and every villa includes a separate Garden Suite, which can be configured for uses such as a home office, guest space, gym or secondary living area.
For families who want a garden, privacy and a proper detached home without moving into the mansion segment, Harmony is probably one of the most relevant parts of Tilal Al Ghaf.
It is also one of the neighbourhoods I would look at closely as a renter. You get much of the lifestyle people move to Tilal Al Ghaf for without paying for the waterfront or bespoke positioning of the later luxury phases.
From a buyer's perspective, however, do not compare Harmony villas purely by bedroom count. Plot size, Garden Suite configuration, backing position and upgrades can create large differences in value between two apparently similar homes.
Alaya: larger plots and a more luxury-focused buyer
Property types: 4- to 6-bedroom Grand Villas
Alaya moves Tilal Al Ghaf noticeably further upmarket.
The main villa collections include The Haven, The Retreat and The Reserve, with larger plots and considerably more internal space than Harmony. Owners were also offered architectural choices including Modernist and Mediterranean façades.
For buyers coming from somewhere such as Al Barari or Jumeirah Golf Estates, Alaya is where the comparison begins to make more sense.
These are homes designed for people who want significant living space and larger gardens rather than simply access to the Tilal Al Ghaf lifestyle.
The distinction between Haven, Retreat and Reserve matters. They are different-sized products, so I would never value an Alaya home simply as a “five-bedroom villa.”
Alaya Beach: prime lagoon living
Property types: Grand Villas and Mansions
Alaya Beach takes the Alaya concept and adds premium lagoon positioning.
The neighbourhood includes The Reserve Grand Villas and a separate Mansion collection, with private beach access to Lagoon Al Ghaf. Buyers could also choose between Modernist and Mediterranean architectural styles.
This is no longer standard suburban family housing. Alaya Beach is firmly within Dubai's luxury villa market.
For buyers, location within the neighbourhood becomes especially important. A premium waterfront or beach-oriented plot should not be valued in the same way as a more internal property simply because the floorplan is similar.
Elysian Mansions: the bespoke mansion market
Property types: primarily 5- and 6-bedroom mansions
Elysian Mansions consists of just 94 bespoke homes, with larger properties positioned around landscaped areas and Lagoon Al Ghaf. Majid Al Futtaim describes the community as a collection of customisable 5- and 6-bedroom waterfront villas.
This is one of the neighbourhoods where understanding the specific property becomes essential.
Elysian includes different positional categories, including Park Lane, Hilltop and lagoon-facing homes, alongside individual mansion designs such as Iris, Maia, Muse, Leia and Artis.
That means two Elysian properties can differ substantially in size, outlook and price despite having the same bedroom count.
For buyers shopping in the AED 20M-plus market, I would compare Elysian not only with other TAG properties but with premium villas in Al Barari, Jumeirah Golf Estates, Dubai Hills and some of Dubai's newer ultra-prime master communities.
Serenity Mansions: moving into ultra-prime territory
Property types: large bespoke mansions, generally 6 and 7 bedrooms
Serenity sits above the conventional villa market.
The homes have customisable façades and interiors, substantial outdoor areas and direct connections to Lagoon Al Ghaf. The separate Waterfront Serenity Mansions collection sits directly beside the lagoon and adds private beach access.
At this level, I would stop thinking in terms of price per bedroom entirely.
Architecture, plot, privacy, water position, interior selection and overall BUA matter far more.
These homes are aimed at a small luxury buyer pool, so when considering resale potential, scarcity and plot quality become extremely important.
Lanai Islands: the trophy homes of Tilal Al Ghaf
Property types: 7- and 8-bedroom island mansions
Lanai Islands represents the very top end of the community.
The limited collection of ultra-premium estates sits within Lagoon Al Ghaf, with private water access and architecture by SAOTA alongside interiors associated with Kelly Hoppen.
This is not really competing with the rest of Tilal Al Ghaf.
Lanai buyers are more likely to be comparing the homes with trophy properties on Palm Jumeirah, Emirates Hills, Dubai Hills or other ultra-prime addresses.
For investment, scarcity is the important story here. There are very few homes, so individual transactions can have a significant effect on perceived market value.
Plagette 32: boutique beach-club living
Property types: 28 Club Villas and 4 Water Bungalows
Plagette 32 is one of the most unusual parts of the masterplan.
There are only 32 residences, comprising 28 three-storey Club Villas and four single-level Water Bungalows positioned beside Lagoon Al Ghaf. The neighbourhood is centred around a private beach-club concept in partnership with Sunset Hospitality Group.
For buyers who want something more boutique and design-led rather than a traditional suburban villa, it is one of the more interesting products within TAG.
It is also worth noting just how limited the inventory is. With only four Water Bungalows, those properties should ultimately behave very differently in the resale market from the much larger neighbourhoods elsewhere in the community.
Amara: design-led Twin Villas in the heart of TAG
Property types: 3- to 5-bedroom Twin Villas
Amara is another slightly different proposition.
Rather than detached villas or conventional townhouses, the neighbourhood consists of large Twin Villas positioned on a more sculpted, hillside-inspired landscape. It is also particularly well positioned for access to Plagette and the future DISTRIKT community hub.
The homes have flexible upper-floor configurations, which means bedroom count can vary depending on the option selected by the original purchaser.
For buyers, Amara could be an interesting middle ground: far more substantial than Aura's townhouse product, but without moving into Alaya or Elysian pricing.
Bo Monde: only 13 mansions
Property types: ultra-prime bespoke mansions
Bo Monde is one of the newest and most exclusive additions to Tilal Al Ghaf.
There are just 13 mansions, making it one of the smallest residential collections within the entire community.
This is firmly trophy-home territory and should be analysed as such. With inventory this limited, property-specific characteristics will matter far more than broad Tilal Al Ghaf averages.
For most buyers and essentially all conventional renters, Bo Monde will sit outside the normal community search. But it is important because it demonstrates just how far the overall positioning of Tilal Al Ghaf has moved from the original townhouse launches.
Which Tilal Al Ghaf neighbourhood is best for renters?
For most renters, I would begin with Elan, Aura and Harmony.
Elan works well for someone who wants a family townhouse and access to the community at a more manageable price point. Aura gives you a similar environment with slightly more choice in property size, particularly through the Twin Villas. Harmony is better suited to families wanting a detached villa, larger garden and more privacy.
The newer mansion neighbourhoods are much more relevant to purchasers at this stage and, even as more homes become available for rent, the tenant pool will naturally be much smaller.
Renters should also remember that the specific street matters. Proximity to construction, parks, roads and amenities can have a noticeable impact on the experience of living in a community that is still completing later phases.
Which neighbourhood is best for buyers?
That depends almost entirely on budget and what you are trying to achieve.
Elan and Aura offer the most accessible ownership opportunities. Harmony works well for end-user families who want a detached property. Alaya gives buyers substantially more house and plot, while Alaya Beach and Elysian move into the prime luxury segment.
Serenity, Lanai, Plagette 32 and Bo Monde are much more scarcity-driven purchases where the individual home matters more than the community average.
For an investor, I would also think carefully about who will eventually buy the property from you. The larger and more expensive the home becomes, the smaller the future buyer pool becomes, even if the property itself is rare.
What are the biggest advantages of living in Tilal Al Ghaf?
The strongest part of the community is that the lifestyle has been designed at masterplan level.
You have a major recreational lagoon, parks and trails running through the neighbourhoods, an established school inside the community and a range of housing that allows residents to move from a townhouse into a villa or even a mansion without necessarily leaving Tilal Al Ghaf.
It also has a stronger sense of cohesiveness than developments where residential clusters have been added individually over time.
For families who want to be outdoors, have children cycling around the neighbourhood and spend weekends close to home, that matters.
What should buyers and renters be cautious about?
The first consideration is location. Tilal Al Ghaf will work extremely well for some commutes and much less well for others.
The second is ongoing development. While early neighbourhoods are already established, the master community has continued to expand through later luxury phases. Your experience can therefore differ dramatically depending on exactly where the property sits.
For buyers, the third issue is simply understanding what you are buying.
Do not compare a home using only the number of bedrooms. In Tilal Al Ghaf, neighbourhood, villa collection, BUA, plot size, position and upgrades can be far more important.
This becomes especially important from Harmony upward.

For families looking for newer homes, strong amenities and an increasingly established community environment, yes — Tilal Al Ghaf deserves to be on the shortlist.
Its biggest advantage is the variety.
A family can rent a three-bedroom townhouse in Elan, buy a detached villa in Harmony later and potentially move into something significantly larger in Alaya without leaving the broader community.
That creates the kind of long-term resident base developers increasingly want to build.
The important thing is choosing the correct cluster rather than simply deciding that you want to live in Tilal Al Ghaf.
