For buyers who love Al Barari but feel they may have missed the opportunity to enter the community at an earlier stage, Lunaya by Zaya deserves serious attention.

Developed by Zaya, the team led by Nadia Zaal, Lunaya carries forward many of the principles that made Al Barari one of Dubai’s most recognisable luxury communities: low-density living, extensive greenery, wellness, water, privacy and a strong connection between architecture and nature. Zaya itself describes Lunaya as a new chapter following Zaal’s work delivering hundreds of villas at Al Barari.

Lunaya is a new luxury residential community by Zaya in partnership with FIVE Holdings, built around villas, townhouses, landscaped open space and an enormous swimmable lagoon.

According to the official Lunaya masterplan, approximately 65% of the community is dedicated to green space, while around 900,000 sq. ft. of swimmable lagoons will form one of the central features of the development. The community will also include a 4.5km running and cycling trail, swimming pools, wellness facilities, retail, dining, children's spaces and community amenities.

Residential options are divided into several collections:

  • The Rise – 5-bedroom maisonettes

  • The Dune – 5-bedroom duet homes

  • The Sol – standalone 5-bedroom villas

The official development website currently describes Lunaya as a community of 564 residences, deliberately arranged into smaller residential enclaves rather than a high-density master development.

The Al Barari Connection

The most compelling part of the Lunaya investment story is arguably the team behind it.

Nadia Zaal, founder and CEO of Zaya, previously served as CEO of Al Barari Group and was instrumental in creating Al Barari's nature-led, low-density concept. Zaya now lists both Al Barari and Lunaya among its key developments.

This does not mean Lunaya will simply be another Al Barari.

Nor should investors assume that because one community became successful, another automatically will.

But there is a very clear design philosophy connecting the two.

Al Barari was conceived around the idea that greenery should not simply surround homes as decoration. Nature is part of the community itself.

More than half of Al Barari's 15.3 million sq. ft. masterplan is preserved as green space, with landscaped gardens, waterways and biodiversity woven throughout the development.

Dubai has many villa communities.

Lunaya is positioned in the Jebel Ali area, with connectivity to several of Dubai's major emerging growth corridors.

According to Lunaya's official location information, the community is approximately 12 minutes from the Dubai South/Expo City zone, 14 minutes from Palm Jebel Ali, 17 minutes from Ibn Battuta Mall and around 22 minutes from Dubai Marina.

This places Lunaya near several areas expected to play increasingly important roles in Dubai's future development.

For long-term investors, this adds another layer to the investment thesis.

You are not only buying into Lunaya.

You are also buying into a wider part of Dubai that is undergoing substantial transformation.

A Different Proposition From Central Dubai

Lunaya should not necessarily be viewed as a substitute for Al Barari on location alone.

Al Barari benefits from its relatively central position and proximity to many established parts of Dubai.

Lunaya represents a different proposition: buying earlier into an emerging part of the city at a stage where future infrastructure and surrounding development still form part of the investment story.

For some buyers, established Al Barari will remain the better choice.

For others, particularly those with longer investment horizons, Lunaya may offer greater upside precisely because the community has not yet reached maturity.

Buying off-plan always requires a degree of trust.

The buyer is purchasing something that does not yet fully exist.

That makes developer track record particularly important.
